The Bellweather Residences

The Bellweather Residences transformed an underused surface parking lot into a 220-unit apartment community, built above a structured parking podium to maximize usable site area on a tight urban infill lot. Coordinating the podium construction with the wood-framed residential floors above required careful sequencing between the concrete and framing crews to keep the schedule on track.

Amenity spaces were a priority for the ownership group from day one — a resident clubhouse, fitness center, and rooftop terrace were built to compete with newer product entering the submarket. MAZARINI worked through several value-engineering passes with the design team to protect these amenity spaces while keeping the overall project within budget.
